What decided it

The harm to character and appearance caused by the awkward positioning and isolation of the detached dwelling, combined with the loss of open space, substantially outweighed the benefits of providing one additional dwelling in a context of housing land supply shortfall.

The substantial weight given to the benefits of housing delivery and the sustainable location was substantially outweighed by the considerable importance of the harm to character and appearance and the failure to comply with Policy DP3 of the Framework.
