What decided it
The cumulative floorspace of extensions (approximately 80m²) substantially exceeds the policy limit of 40% or 50m², constituting inappropriate development in the Green Belt that is harmful by definition and not justified by very special circumstances.
The harm to the Green Belt by reason of inappropriateness and loss of openness was not clearly outweighed by the appellant's need for additional secure storage for specialist vehicles, as the site is not associated with motor racing and alternative storage exists.
