The overly abrupt and uncomfortable interface between the substantial four-storey western corner of the proposed building and the public open space, lacking the chamfered corner treatment and defensible planted buffer characteristic of the adjoining development, would result in significant harm to the character and appearance of the area that outweighs the benefits of additional student accommodation.

The substantial benefits of 34 additional student accommodation units and socio-economic benefits did not outweigh the significant identified harm to the character and appearance of the area.
