What decided it

The proposed dwelling's rear location and lack of street frontage would be incongruous with the linear pattern of development in the area and would generate excessive noise affecting neighbouring living conditions, with no material considerations outweighing these conflicts with the development plan.

The benefits of housing delivery and economic support were outweighed by the adverse effects on character and appearance and the detrimental impact on neighbouring living conditions.
