The two-storey rear extension would appear as a dominant and visually imposing intrusion in the outlook from the neighbouring property at No 34, unacceptably impacting its living conditions in conflict with Policy DM3 and the NPPF.

The appellant's need for improved living space did not outweigh the harm to the neighbour's living conditions caused by the visual impact of the extension.
