What decided it
The failure to demonstrate that the protected tree with visual amenity value would be retained, contrary to saved LP Policy UD06 and NPPF paragraph 131, could not be outweighed by the housing benefits given that the same benefits could feasibly be achieved whilst retaining the tree.
The benefits of additional housing delivery and meeting specific housing needs were outweighed by the adverse impact of the loss of a protected tree with visual amenity value to the character and quality of the area, as the same benefits could be achieved whilst retaining the tree.
