The proposal would result in an isolated home in the countryside contrary to the Framework and would unacceptably harm the character and appearance of the area, and these harms significantly and demonstrably outweigh the moderate benefits of housing supply and self-build provision.
The moderate benefits of housing supply contribution, self-build provision, economic benefits during construction and net zero carbon design were substantially outweighed by the significant harm of locating an isolated dwelling in unsustainable countryside and the significant unacceptable harm to character and appearance.
