The substantial change in the visual context of the locality since 2015, with the erection of well-designed multi-storey buildings as part of identified regeneration strategies, means the advertisement now appears as an intrusive and discordant feature that causes substantial injury to the amenity of the locality contrary to Regulation 8 of the Town and Country Planning (Control of Advertisements) Regulations 2007.
