The appeal site is located within a significant gap between built form that does not constitute a continuously developed road frontage, and the introduction of a detached dwelling would conflict with Policy MTRA3 and the local development strategy.

The minor social, economic and environmental benefits and contribution to housing supply were outweighed by the conflict with the development plan and the harm to the character and appearance of the area through introducing built form into an undeveloped gap.
