What decided it

The combination of the proposal's uncharacteristic scale and bulk in relation to the locality, together with the existence of a fallback permission that meets all essential needs, and the harmful impact on neighbouring living conditions through overdominance and loss of light, outweighed the appellant's personal circumstances.
