The proposed first floor extension would add considerable harmful bulk to the forward-projecting garage in a prominent position, eroding the architectural hierarchy and subservience of the garage element and being visibly intrusive in the street scene, contrary to development plan policies and NPPF paragraph 135.

The modest weight attached to the proposal's benefits to the occupiers would not outweigh the significant weight of the harmful effect on the character and appearance of the host dwelling and area.
