What decided it

The failure to demonstrate that equivalent or better replacement open space would be provided in the local area, contrary to Policy CS 47 of the Sheffield Core Strategy, which the Inspector attached very significant weight in the planning balance.

The conflict with Policy CS 47 regarding the loss of formal open space and failure to provide equivalent replacement, to which very significant weight was attached, significantly and demonstrably outweighed the benefits of up to 33 affordable homes and economic benefits, to which only little weight could be attached due to uncertainty over their securing.
