Main issues, as the Inspector framed them

  • The effect of the proposed development on the character and appearance of the area

What decided it

The size and scale of the plot, combined with the varied character of the existing street scene featuring dwellings of considerable scale and height, meant that the proposed dwelling could be accommodated without harm to character and appearance, notwithstanding non-compliance with the SPD's rigid restrictions.

The benefits of the appeal proposal, including the redevelopment of previously developed land and the delivery of self-build housing, were not substantially outweighed by any adverse effects when assessed against the national decision-making policies in the Framework.
