Main issues, as the Inspector framed them

  • The effect of the proposed development on the character and appearance of the existing building and the surrounding area

What decided it

The proposed development would not be consistent with the overall street scene due to the excessive ridge height of the roof and bulk of the rear dormer, causing harm to the character and appearance of the existing building and surrounding area.

The benefits of creating additional floorspace within the settlement under Policy L2 were outweighed by the harm to character and appearance and inconsistency with the street scene.
