Main issues, as the Inspector framed them

  • Whether the proposal would preserve or enhance the character or appearance of the Huntingdon Conservation Area and the setting of the nearby grade II listed building at 27 St Peters Road, including its effect on nearby trees

What decided it

The siting, size, scale and materials of the proposed garage, combined with inadequate protection of nearby protected trees and the loss of open garden land that contributes to the historic character of the Conservation Area, would cause less than substantial but considerable harm to the setting of the listed building and the CA, with no public benefits sufficient to outweigh that harm.

The less than substantial harm to the setting of the listed building and the character and appearance of the Conservation Area, together with the unresolved impact on protected trees, was not outweighed by the limited public benefits of consolidating storage and removing temporary structures.
