The substantial redevelopment of Courtenay Avenue has already eroded the uniformity and character of the road, such that the proposed replacement dwelling, retaining the front façade and being commensurate with other recent approvals, would preserve rather than harm the conservation area.
The proposal preserves the character and appearance of the conservation area despite the loss of the existing building, as the building makes only a neutral contribution and the road's character has already been fundamentally altered by cumulative redevelopment.
