What decided it
The significant harm to the character and appearance of the Bruce Grove Conservation Area caused by the overly dominant and poorly articulated design, which outweighed the benefits of housing delivery and employment, in conflict with development plan policies and section 72(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.
The benefits of housing supply, commercial floorspace, employment and good access to services and facilities were outweighed by the significant adverse impact on the character and appearance of the Conservation Area, with considerable importance and weight attached to the desirability of preserving the Conservation Area.
