Main issues, as the Inspector framed them
- The effect of the proposal on the character and appearance of the area
What decided it
The introduction of a detached dwelling into a rear garden setting would seriously harm the character and appearance of the area by introducing an incongruous feature at odds with the prevailing verdant garden character, and this harm would significantly and demonstrably outweigh the limited benefit of a single dwelling even in the context of a housing land supply shortfall.
The benefits of housing delivery and the provision of a suitable dwelling for a small family or as an accessible home were outweighed by the serious harm to the character and appearance of the area
