What decided it

The original floor space of the dwelling was below the 120 sqm threshold set out in Policy DM16 criterion A.b., and adequate cycle and refuse provision could not be demonstrated to be accessible and convenient for future occupiers.

The modest benefits of providing one additional dwelling and local economic benefits were outweighed by conflict with the development plan and harm to the living conditions of future occupants regarding lack of accessible and convenient refuse and cycle provision.
